Provident Industrial, a division of Dallas-based real estate developer Provident, has sold its Houston, Texas, U.S.A.-based Hall Road Distribution Center to seafood logistics company Ocean Kingdom.
The company said the distribution center will serve as an operational hub for Ocean Kingdom, allowing it to control all aspects of its frozen seafood import and distribution business in house. Provident completed construction on the project in December 2024, via a collaboration between Provident, Junction, and Singerman Real Estate.
“The project highlights the growing demand for logistics companies to own their facilities.," Provident Industrial South Central Director of Development Christen Vestal, who oversaw the project, said. "Ownership is emerging as an increasingly popular trend within the industry, as this building marks our second building to be sold directly to a user.”
The property is strategically positioned in proximity to Hobby Airport, major roadways, and local ports and features 139,000 square feet of industrial space, with 32-foot clear height, 32 dock doors, two ramps, and 60-foot speed bays.
Ocean Kingdom is currently based in Philadelphia, Pennsylvania, but was originally based in Swedesboro, New Jersey. Ocean Kingdom relocated to Philadelphia from Swedesboro, NJ, in 2018, when it bought an 84,000 square foot facility.
